Filling the Urban Void in Montgomery County, Maryland

Montgomery County, Maryland’s growing and increasingly diverse population requires the development of various housing typologies to meet the needs of a wide range of resident demographics. Our clients, along with the county, are filling these urban voids with innovative, intergenerational communities that include moderately priced dwelling units (MDPUs), senior housing, and multi-unit, clustered “missing middle” housing. New projects in Wheaton with affordable housing developer AHC Inc., and in Bethesda with market-rate developer Acumen, have received Montgomery County Certified Site Plan (CSP) approvals and will offer a combined 268 new residential units.

Our Recent Approvals

Across federal and local jurisdictions in the region, Bonstra | Haresign ARCHITECTS has obtained community support and approvals on projects that require careful analysis and design solutions responding to unique urban conditions, while maximizing value for our clients. With over 150 entitlements awarded on more than 75 projects, we maintain a 100% approval rate. Most recently, B|HA worked closely with the Maryland National Capital Parks and Planning, the Bethesda Board of Architectural Review and the Montgomery County Planning Board (MCPB) on projects located in Silver Spring, MD and Bethesda, MD, and with the DC Office of Planning (DCOP) and the Zoning Commission on an affordable housing project in Washington, DC.

The Maycroft: Justice Housing Helps Residents Live Their Best Lives

Justice Housing is deeply affordable housing in thriving neighborhoods, with supportive services onsite and within walking distance of grocery, education, and health services. The Maycroft is located in the lively, walkable Columbia Heights neighborhood of Washington, DC and is now home to 64 deserving families. The 1920’s-era historic building has been completely restored in accordance with the Secretary of the Interior’s Standards for Rehabilitation and has received historic tax credits, approval from the DC Board of Zoning Adjustment, receipt of New Market Tax Credits, and Enterprise Green Communities sustainable design, to name a few. The Maycroft achieves the Enterprise Green Community’s top rating and was financed through a wide variety of funding vehicles. In fact, its final historic tax credit certificate was received this past Tuesday!

4th & Rhode Island Avenue Housing | A Catalyst for Urban Growth

Bonstra | Haresign ARCHITECTS’ recent project completion at 4th and Rhode Island Avenue, NE is the first residential development in the large block west of the Rhode Island Avenue Metro Station. This transit-oriented development will catalyze further growth in this area of the city characterized by vacant buildings, struggling commercial uses, and big-box retail. The building’s 116 new households will drive new investment in the neighborhood and provide a tangible benefit to the fledgling community.

Jackson Crossing | From an Industrial Past to a Contemporary Affordable Community

The completion of our recent project, Jackson Crossing, concludes the transformation of an industrial and auto-centric area into a dignified 5-story, 78-unit apartment community in Alexandria, VA fit for a lively mixed-use and pedestrian-oriented neighborhood. Consistent with our commitment to design with an elevated purpose of housing for all, this project targets families at or below 60% of the area median income. Jackson Crossing recently won a Montgomery County Affordable Housing Award.

Our #CityResolveDC

Bonstra | Haresign ARCHITECTS was recognized as a winner in ULI Washington’s #CityResolveDC competition! Through the #CityResolveDC campaign, ULI Washington asked Washingtonians to tweet their resolutions about how they can make the Washington, D.C. region more livable, prosperous and friendly. The campaign garnered an impressive response from the community and industry and we enjoyed following
