December Project Updates

PROJECT UPDATES

Construction is underway for three Bonstra | Haresign ARCHITECTS projects and we are excited to share the progress:

3825 GEORGIA AVE, NW |  WASHINGTON, DC

A new 5-story multifamily development will fill a vacant lot one block north of the fast redeveloping area surrounding the Petworth Metro station. This transit-oriented, urban infill project will provide 32 units, 7 of which will be affordable at 30% and 60% AMI, and a large communal lobby and roof deck. The modern design remains contextually-sensitive, incorporating a brick masonry face, large glass windows and a series of projecting window bays which relate to the scale of neighboring buildings. At the north corner, a punctuated tower provides a recognizable beacon for individuals traveling into the Petworth neighborhood along Georgia Avenue. The construction will be completed in January 2017. Congratulations to our client, Donatelli Development, general contractor McCullough Construction and our talented design team.

10TH STREET FLATS |  ARLINGTON, VA

Previously the underutilized site of used car lots and derelict buildings, the prominent corner of Highland Street and 10th Street North in the Clarendon neighborhood of Arlington will be anchored by a new five-story, 143-unit mixed-use building, geared to the young demographic rental market. The project features luxury, affordable, and eight live/work units, office space and 3,700 SF of ground-floor retail. Amenities include a rooftop lounge, outdoor kitchen and communal table, ground-floor bike workshop, fitness center and yoga room and teleworking space. The development is targeting LEED® Gold Certification and will feature one bicycle space per unit to promote sustainability and a healthy lifestyle that benefits both residents and the community. This development is scheduled for completion in September 2017. Congratulations to our client, CRC Companies, general contractor Clark Builders Group and our talented design team.

THE TILDEN |  WASHINGTON, DC

Originally constructed in 1924 as a “high-class” apartment hotel, historic landmark Tilden Hall was a significant part of the street-car line development and the remaking of Cleveland Park along the Connecticut Avenue Corridor. The V-shaped footprint of the existing building creates a memorable front yard and corner at the intersection of Connecticut Avenue and Tilden Street, NW. The current project includes a historically sensitive renovation of the 76 unit 5-story building including: brick façade restoration, historically accurate replacement windows, modernized unit interiors, new building systems, recapture of original mechanical space for units and amenity, and common area renovations. A new while a modern addition completes the original “V” and includes 25 new units that frame an inner courtyard. Other amenities include a new green roof and rooftop deck. The project is scheduled for completion in March 2017. Congratulations to our client, Urban Investment Partners, our general contractor, UIP GC, and our talented design team.
