An existing eight-story plus basement office building and adjacent surface parking lot located in Silver Spring, MD, Central Business District will be adapted to multi-family rental apartments. The site is bordered by Sligo Avenue to the north, Fenton Street to the west, Gist Avenue to the south, and two single family residences to the east. The existing building’s core block including stairs and elevators will remain; all MEP systems will be replaced. The existing building tower will be reclad in new masonry, steel and glass facade. Projecting glass bays mark the new residential entrances on Fenton Street and Sligo Avenue. New construction wraps the existing tower and steps up from three stories to six, providing a transition from the Fenton commercial corridor to the existing single-family neighborhood.The project includes extensive green roofs and landscaping on the roofs for storm water management.
