One Hawaii is a new, 100% affordable residential development that replaces an existing 2-story, 38 unit building, demonstrating an integrated approach to urban housing, sustainability, and community wellbeing. The project creates a pedestrian-friendly streetscape that strengthens connections to transit, neighborhood services, and public spaces while integrating architecture, engineering, landscape, and sustainability strategies to optimize resilience, accessibility, and energy performance.


One Hawaii houses 70 new affordable units, nearly doubling the existing homes on this site. Units are designed to accommodate families, with larger, multi-bedroom units.

The pedestrian-friendly streetscape in the transit-heavy neighborhood strengthens connections to public transportation, neighborhood services, and public spaces.


Landscape Renderings

Wellbeing is central to the design, with healthy living environments shaped by natural daylight, indoor air quality, thermal comfort, universal accessibility, and community-focused amenities. Shared gathering spaces, children’s play area, outdoor terraces, and secure residential environments foster social interaction, inclusion, and long-term resident stability.


Community Amenity Spaces


One Hawaii doubles the total number of homes on the site and provides for larger units accommodating families. The project reduces housing cost burden and supports workforce stability within Washington, DC.


Rooftop solar panels provide electrification for public areas and amenities as well as sale back to PEPCO further enhance performance by generating renewable energy on-site,
lowering carbon emissions and supporting long-term operational efficiency.
